Terms of service.

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

  • Accommodation dates will only be reserved when we receive payment of your deposit (or full balance in the case of bookings made within 6 weeks of the date of stay), we will confirm your booking by email. Please make sure that all the members of your party are happy to follow our terms. Failure to comply with these terms may lead to cancelation of your stay and loss of the booking.

  • A non-refundable deposit of 50% of the holiday price is payable on booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the balance.

  • The balance should be paid 6 weeks prior to arrival. Delay in paying the balance for your stay may result in the cancelation of you holiday and the forfeiture of your deposit.

  • If you wish to cancel your reservation please notify us immediately. If you cancel your holiday more than 6 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 6 weeks prior to the holiday then the full balance remains due and is not refundable. From the date we receive notification of cancellation your booking will become void and the dates will be readvertised and relet.

  • Guests should take out appropriate travel insurance for their holiday.

  • We will not cancel your booking except in exceptional circumstances. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

  • The cottage sleeps a maximum number of 4 guests (two adults and two children) and only those people listed on the booking form can occupy the cottage.

  • We may need to enter the cottage during your stay to undertake essential maintenance or for inspection purposes.

  • Breaks commence at 4pm unless otherwise agreed and guests are required to vacate the apartment by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. 

  • Guests are kindly asked to leave the cottage as they would like to find it, with all furniture in its proper place, dishes washed and put away and bin emptied. The owners reserve the right to make a charge for any guest who leaves the house or equipment excessively dirty.

  • Please note this is a no smoking cottage and we do not accept pets. Any damage or extra cleaning caused by smoking or pets will be at the expense of you.

  • In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

  • Please treat the cottage with due care so that other guests may continue to enjoy it. In the event that you notice damage please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could advise us before you leave.

  • In no circumstances can the cottage be re-let or sublet the, even free of charge.

  • The owner shall not be liable for any temporary defect or malfunction of any equipment or appliance in the cottage. Occasionally due to circumstances beyond our control things may break. We will of course endeavour to resolve any issues as soon as possible.

  • Children under 18 must be supervised by their parents/guardians at all times.

  • This is a peaceful location and we ask that no noise can be heard from outside the property after 11pm.

  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the guests on the booking may impair the enjoyment, comfort or health of others.

  • Any problem or complaint which the guest may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the owner.

  • The owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting.
